The Buildings
Two buildings, twelve apartments in each.
Belmont Manor is two three-story brick buildings set on more than an acre of lawn at 1210 and 1218 SE Belmont Drive, with twelve apartments in each. Every apartment is a two bedroom, and every one of them is 750 square feet.
The living rooms are the reason people pick these. They are wide enough for a full couch and a dining table without choosing between them, and each one ends in a sliding glass door out to a private balcony, or a patio on the ground floor. Kitchens have a dishwasher and a garbage disposal, and more cabinet space than most two bedrooms in Ankeny.
The property is well kept. The parking lot was resurfaced this year and the grounds were redone, and each building has two laundry rooms of its own. The photographs here are the apartments as they are actually rented, not a model.
The two buildings are not identical. Details are under Apartments below.

Apartments
One floor plan, and it is a good one.
Every apartment here is the same 750 square foot two bedroom: two real bedrooms off a short hall, a full bath, a kitchen with a dishwasher, and a large living room that opens onto the balcony. What changes is which one is open.
from $925
750 square feet. Two real bedrooms with doors and closets, a bathroom with a tub and shower, a kitchen with a range, refrigerator, dishwasher and disposal, and a living room big enough for a dining table, with a sliding glass door to your own balcony or patio.
All 24 apartments. Ground floor apartments have a patio at grade rather than a balcony.
1210 and 1218
1218 has central air, with heat from the building boiler. 1210 has its own furnace in each apartment and wall air conditioning units. Everything else about the apartments is the same.

Will you qualify?
We publish what we look for, so you know where you stand before you spend anything on an application.
- Monthly income before taxesAbout $2,315 a month for a $925 apartment. Not applied to the voucher-paid portion of rent if you hold a Housing Choice voucher.2.5× the rent

- Housing vouchersWelcome here
Not sure whether you clear these? Call and ask before you apply. We would rather tell you honestly than take your application fee.
Short on the deposit, or under 625?
Neither one is automatically a no. There are two more routes to approval here, and we will walk you through both.
Instead of a deposit
Deposit coverage
Rather than putting down a full month's rent, you can pay a much smaller fee to a deposit coverage program and keep the difference in your pocket at move-in.
The fee is set from your own situation, so there is no sticker price to quote. Ask and we will get you the exact number before you commit to anything.
If credit or income falls short
Lease guaranty
A guaranty service can stand behind your lease, which often lets us approve an application that would not clear our criteria on its own. It works a lot like a co-signer, without needing to ask anyone you know.
Priced on your own circumstances rather than a flat rate. Ask before you apply and we will have it quoted for you.
We also accept Housing Choice vouchers. If you hold one, bring it and we will work through the paperwork with you.
Room to live in
750 square feet, and all of it usable.
A lot of two bedrooms in Ankeny at this rent give you the second bedroom by shrinking everything else. These do not. The living room takes a couch, a chair and a dining table, the kitchen has cabinet space to actually put things away, and both bedrooms are real bedrooms with doors and closets.
Then the sliding glass door. Every apartment has one, and it goes out to your own balcony or patio rather than a shared hallway. Add a dishwasher, a disposal, a lawn on all sides, free parking and laundry in the building, and $925 starts to look like a good number.
There is no income limit here and no waiting list. If you meet our standard screening, you can move in.
