FAQ

Questions, answered.

Everything people usually ask about living at Belmont Manor, including exactly what it takes to qualify and what it costs to move in. Anything else, call us.

The property

What makes Belmont Manor different from other two bedrooms in Ankeny?

The space. A lot of two bedrooms at this rent give you the second bedroom by shrinking everything else. These do not. Every apartment here is 750 square feet, with a living room wide enough for a full couch and a dining table, a kitchen with a dishwasher and more cabinet space than most two bedrooms in Ankeny, and a sliding glass door out to your own balcony or patio. Two brick buildings, twelve apartments each, on more than an acre of lawn.

What is the neighborhood like?

SE Belmont Drive is a residential street in southeast Ankeny, a few blocks in from SE Oralabor Road. Hy-Vee and Walmart are both about a mile and a half away, Target and the SE Delaware Avenue retail corridor about a mile and a half east, and Prairie Trail and the DMACC campus about the same to the west. The John Deere plant is two and a half miles, Interstate 35 is a straight shot out Oralabor Road, and downtown Des Moines is about eleven miles down I-35. The nearest DART bus stop is about two thirds of a mile.

What is the difference between 1210 and 1218?

How they are heated and cooled. 1218 has central air conditioning, with heat from the building boiler. 1210 has its own furnace in each apartment and wall air conditioning units. Everything else about the apartments is the same, and the listing says which building each open apartment is in.

What has been done to the property recently?

The parking lot was resurfaced this year and the grounds were redone. The photographs on the home page are the apartments as they are actually rented, not a model.

The apartments

What floor plans are there, and what do they cost?

One plan, and it is a good one. Every apartment is the same 750 square foot two bedroom, one bath, from $925: two real bedrooms with doors and closets off a short hall, a bathroom with a tub and shower, a kitchen with a range, refrigerator, dishwasher and disposal, and a large living room that opens onto the balcony or patio. What changes is which one is open, and the listings page always shows that.

Does every apartment have a balcony?

Yes, all twenty-four. Upstairs apartments have a private balcony off the living room, and ground floor apartments have a patio at grade. Either way it is through a sliding glass door in the living room rather than out a shared hallway.

Is there air conditioning?

Yes, in every apartment. 1218 has central air and 1210 has wall units. Bedrooms have ceiling fans as well.

What is in the kitchen?

A range, a refrigerator, a dishwasher and a garbage disposal, with lots of cabinet space. Every apartment has the dishwasher, not just some.

Is there carpet?

No. Hard-surface flooring throughout, in every room.

Money

What is included in rent, and what do I pay?

Rent does not include utilities. Water, sewer, gas and trash come as one monthly utility bill from the office, split among the apartments by how many people live in each: your share of the building's water and sewer bill, your share of 85% of the gas bill, and a flat $15 for trash. Electricity is in your own name, and internet service is your own. Parking is free.

What does it cost to move in?

Every dollar it takes to get keys, listed before you apply: a $50 application fee per adult applicant, a security deposit equal to one month's rent (refundable at move-out, less any damage), and the first month's rent. There is no administrative fee. On a $925 apartment that comes to $1,900. Your first utility bill comes after move-in, not at the counter, and pet fees apply only if you have a pet.

Will I qualify?

We publish what we look for, so you know where you stand before you spend anything on an application: monthly income before taxes of two and a half times the rent (about $2,315 a month for a $925 apartment), a credit score of 625 or above, and two years of rental history. Housing Choice vouchers are welcome, and the income test is not applied to the portion of rent your voucher pays. Not sure whether you clear these? Call and ask before you apply. We would rather tell you honestly than take your application fee.

What if my credit is under 625, or I am short on the deposit?

Neither one is automatically a no. If credit or income falls short, a lease guaranty service can stand behind your lease, which often lets us approve an application that would not clear our criteria on its own. It works a lot like a co-signer without needing to ask anyone you know. If the deposit is the problem, a deposit coverage program lets you pay a much smaller fee instead of a full month and keep the difference in your pocket at move-in. Both are priced on your own situation rather than a flat rate, so ask before you apply and we will get you the exact number.

Are pets allowed?

Yes. Dogs are $50 a month and cats are $35 a month, with a $250 non-refundable fee per pet and a maximum of two pets per apartment. Assistance animals are not pets: service animals and support animals are welcome, with no fee, no deposit and no monthly charge, and they do not count against the pet limit.

Parking, laundry and the grounds

Is there parking?

Free off-street parking in a lot that was resurfaced this year. No permit and no assigned stall.

Is there laundry?

Yes, two laundry rooms in each building, so you never carry a basket outside. Machines take coin or card, your choice.

Who takes care of the grounds?

We do. The lawn on all sides of both buildings and the mature trees along the street are maintained by the property.

How do I book a showing?
